Arrival and Accessibility Information
This access statement for the Merlin Cottages, Babel, Llandovery
has been prepared by the owner.
Travel
Travel by road from Bristol Airport (2.5 hours), Birmingham Airport (3 hours), Cardiff Airport (1.5 hours) and Llandovery train station (15 minutes). Given the rural location, a car is essential during your visit. By prior arrangment and at extra charge, it is usually possible to arrange for collection of guests from the airport/station.
The property is located near to the A40 East to West road through Mid Wales. Travel along the A40 to a point 2 miles East of Llandovery and you will see red “B & B” signs. Turn into a minor road signposted “Babel 2”. Proceed over a bridge and keep left. After 2 miles you will see a sign on the left “Babel”. Drive for a further 0.3 miles and turn left signposted “Penywaun” (just before the village hall). After 0.4 miles, there is another “Penywaun” signpost directing you into the drive.
ONLY TURN OFF A40 AT THE BABEL SIGN – ANOTHER TURNING IS IMPASSABLE.

Arrival
Turn left onto the track drive which is approximately 100 metres long leading to the house. Occasionally, the farm gate(s) at the start and end of the track will be closed for livestock movement. If they are, please close them after use.

Mobile phone reception is good although networks are variable indoors.
Merlin House
The House has double wooden gates on the left side of the track. Open the double wooden gates (please shut) and enter the parking area which extends around the front and side of the house and can accommodate four vehicles. The surface is compacted stone. There is a continuous concrete path 1m wide around the perimeter of the house.
Both external doors have automatic lights. The front door has a step of approximately 150mm and the rear door has a 50mm threshold
Outside
• There is a concrete footpath approximately 0.8m wide encircling the house that leads to the patio area
• The garden and outside area is enclosed
• The house is situated in a remote and mountainous landscape.
Accommodation
Ground floor external and internal doors are 0.80 to 0.83m wide. The external door threshold is 150mm.
First floor internal doors are 0.76m wide.
Both floors on a single level.
The Ground Floor has a shower room/cloakroom suitable for guests with walking difficulties.
Kitchen worktops are standard height
Sockets are located below 0.40m height (except for the kitchen).
Light switches are located at 1.2m height.
The TV, DVD and HiFi have remote controls
All bedroom windows comply with means of escape fire regulations.
Long Barn
The Barn has double wooden gates on the right side of the track. Open the double wooden gates (please shut) and enter the parking area which extends along the front of the barn and can accommodate six vehicles. The surface is compacted stone.and concrete path with an inclines.
The Barn is two semidetached units. Both external doors have automatic lights. The front doors have a <50mm threshold.
Outside
• The barn is on a sloping site with a moderate incline and 4 steps to the patio area. The outside area is enclosed
• The barn is situated in a remote and mountainous landscape.
Accommodation
Entrance doors are 0.83m wide.
Internal doors are 0.76m wide.
Ground and first floors on a single level. The upper barn has a split level entrance 4 steps up to the living areas
Kitchen worktops are standard height
Sockets are located below 0.40m height (except for the kitchen).
Light switches are located at 1.2m height.
The TV, DVD and HiFi have remote controls
