Conditions of Booking.
We have tried to keep these simple in plain language.
The hiring contract is between the hirer and the owner (David Simons) of the property (Merlin Cottages).  Correspondence to be sent to David Simons, Tyn Lon, Groesfaen, Pontylcun CF72 8NS.  Email to merlincottages@aol.com

Planning your holiday
1. There is a 25% booking deposit.
2. The 75% balance must be paid 14 days before the holiday commences. If the balance is not paid on time, the owner reserves the right to cancel without refunding the deposit.
3. Cancellation by the hirer. There are no refunds.
* More than two weeks before the holiday the 25% deposit is retained by the owner.
* Less than two weeks before the holiday 100% is retained by the owner.
In exceptional circumstances, entirely at the discretion of the owner, an alternative date(s) may be offered.
4. The tenancy commences at the arrival date & time (usually 3pm) and terminates strictly at the departure date & time (usually 10am).
5. The maximum number of persons is agreed at the time of booking. For safety and insurance purposes, the owner reserves the right to terminate the hire without notice and without refund in case of a breach of this condition.
Flexibility: Names can be changed by email up until the day of arrival.
6. The rent quoted includes VAT. VAT receipts are available on request.
7. No stag or hen parties are accepted. No pets are allowed.
8. Availability. If it were not possible to place the property at the disposal of the hirer on the date stated through circumstances beyond the owner’s control (e.g. fire, theft, damage, death, illness….) then the deposit/balance will be returned in full, but the hirer will have no claim against the owner
During your holiday
9. On departure, hirers are responsible for leaving the property as they found it on arrival. i.e. crockery and cutlery washed up and put away, and rubbish disposed of in bags in the outside bin.
10. Bed linen and towels are provided. Please leave towels in bathrooms (used in bath) on departure.
11. The owner cannot be held responsible for accident, loss, or damage which may be sustained by the hirer, member of his/her party, or visitor however caused.
12. Breakages and damages should be reported/replaced/paid for as soon as possible.
13. The owner will make every effort to repair service or equipment faults but no rebates will be paid to the hirer.
14. Complaints must be reported within 24 hours of occupation of the property and confirmed in writing without delay by registered post/email. No complaints can be entered into upon your departure or after you return home, when it is not possible to effectively investigate or rectify problems.
15. The owner or his agents shall be allowed to access the property at any reasonable time to deal with complaints, repairs etc and to verify that the property is being used in accordance with the terms and conditions agreed.
16.From time to time, the owner may send emails promoting Merlin Cottages. The emails will allow you to unsubscribe if you wish.
